🏢 Mandate

Real Estate

Income-focused residential and commercial property positions.

What this mandate invests in

The Real Estate mandate takes income-focused positions in residential and commercial property, held through a mix of direct interests and shares in listed property vehicles. The residential side favours multi-unit rental housing in stable, growing metropolitan areas; the commercial side leans toward logistics, light-industrial and essential-service retail on long leases to creditworthy tenants. Development exposure is limited and, where taken, is to pre-let projects only.

How it is managed

The objective is a durable rental yield with modest capital appreciation over the holding period. Assets are selected on occupancy, tenant quality, lease length and location fundamentals, and leverage on any individual asset is capped so that rental income comfortably covers financing costs. Rent collection, valuations and financing terms are reviewed each quarter, and net rental income is distributed into the platform on the plan's schedule. Every movement is recorded on your ledger.

Risk profile

Medium. Property values move with interest rates, local supply and the economic cycle, and real estate is inherently less liquid than listed markets, so exits can take time. Rental income can fall if tenants vacate or default. The mandate manages this through diversification across cities, sectors and tenants, but capital remains at risk.

What you get

Access to institutionally-managed property income without deposits, mortgages, agents or maintenance calls. You see the disclosed rate and term up front, track each distribution in your dashboard, and your principal is returned according to the plan you chose.
